Carpe Diem Property are actively seeking new opportunities in Southern England to develop with new liquid investors, land owners and existing JV partners.

We will pay fees on the successful completion of any sites that are introduced.

Carpe Diem Property Development Criteria

Sites: Any of the following is suitable for residential or mixed-use developments, delivering over 25% profit on cost:

  • Air Space opportunities above residential/commercial.
  • Land.
  • Vacant Property.
  • Commercial.
  • Permitted development rights.
  • Brownfield & Land Assembly sites.

Budget: £5m equity but will look at sites greater with our investors’ equity.

Locations: London Zone 2 outwards, Home Counties & Southern England.

Planning: With planning consent, but unconsented sites are considered on a case-by-case basis.

Buying Model: Build to Sell or Build to Rent.

Market Status: Will only bid only on off-market sites.
