We pay success fees for successful property introductions & paid out over £200k in fees last year.
Carpe Diem Property Development Criteria
Sites or Buildings – Where land owners have a development opportunity and require equity, planning experience and resources to optimise:
- Air Space opportunities above residential/commercial.
- Vacant Property.
- Permitted development rights.
- Brownfield & Land Assembly sites
Subject to Planning– Where a site is currently in planning we can agree to the purchase subject to a successful outcome.
Option– We will agree to acquire a site on the basis that we have the time to compose and submit our own planning application. Assuming this is successful, we will acquire the site for an agreed consideration.
Unconsented– In certain circumstances we will acquire a site that has no planning where we see a realistic future opportunity.
Budget: £5m equity but will look at sites greater with our investors’ equity.
Locations: London Zone 2 outwards, Home Counties & Southern England.
Planning: With planning consent, but unconsented sites are considered on a case-by-case basis.
Buying Model: Build to Sell or Build to Rent.
Market Status: Will only bid only on off-market sites.
